How does the calculator work?
3 Simple Steps to Your Financial Plan

! 01

Choose your property type

Each property has different conditions for charging. The calculator is preset with industry data for four main categories:

BRF & Community: Focus on accommodation parking with night charging (14h) and stable use.
Hotel: Optimized for overnight guests with high turnover on withdrawals via shared charging.
Shopping center: Calculated on fast charging and short visit times (1h) for maximum throughput.
Office: Adapted for workplace charging during office hours (8h).

! 02

Adjust settings and subsidies

You can fine-tune everything from number of outlets (up to 200pc) to current electric car share and expected annual increase.

Investing: Enter your estimated cost per withdrawal (default values from $20,000 to $200 000 depending on type).
Financials: Adjust your electricity cost (standard 1.50/kWh) against customer price (standard 4.00/kWh) to see your margin.

! 03

Analyze your future profits

When you click on “Calculate ROI”, you will get a full visual report with:

Monthly Cash Flow Statement: See how charging income and any monthly fees cover interest costs and amortization.
Accumulated profit: A line chart that clearly marks when your net investment is fully repaid.

Financial parameters that affect your ROI

To provide you with the most accurate calculation, our tool takes into account several advanced economic factors:

Margin and energy consumption

The calculator is based on a standard margin of 2.50 kr per kWh (at a customer price of $4.00) and an average energy per session of 22.5 kWh. For commercial properties with shared charging, the capacity of up to 720 hours per month divided by the parking time is counted.

BRF Connection Fees

For condominium associations, you can include a connection fee per user. This reduces your initial net investment and provides a significantly faster payback period.

What level of contribution applies to my company and how is the size defined?

Your level of support for the “Charge the Car Subsidy” is governed by the size of the company. The size is based on the number of employees, turnover and balance sheet size of the group as a whole.

Here's a rundown of the different categories and what support you can expect:

  • Small businesses (50% support): operations with fewer than 50 employees and an annual turnover or balance sheet of less than EUR 10 million; Here the grant covers half of the cost, up to SEK 15,000 per charging point.
  • Medium-sized enterprises (40% aid): companies with fewer than 250 employees and turnover below EUR 50 million (or balance below EUR 43 million); The support level is 40%, with the same maximum ceiling of SEK 15,000 per charging point.
  • Large companies (20% support): companies with more than 250 employees or exceeding the limits of medium-sized enterprises; Here, 20% support is granted, up to SEK 15,000 per charging point.

Important to remember: When calculating size, not only the individual company is counted, but also the parent companies, subsidiaries and partners of the entire group.

Can I get a grant for the installation of charging stations?

Yes, as of February 1, 2026 apply new, more favourable rules for the Environmental Protection Agency's “Load the car” grant. The most important thing to know is that you must now submit your application before The installation begins.

The main novelties of the grant are:

  • No cap on big bets: The previous restriction of €300,000 per group has been removed, allowing for significantly larger installations.
  • More uses: Charging points are now also included for guest car parks, customer spaces and clean business vehicles (e.g. taxis and courier cars) of the aid.
  • Custom Support: The level of aid is now based on the size of the company (small, medium or large), which provides a more equitable distribution.

As before, the grant covers a significant part of the investment, but remember to apply in time so as not to miss out on the support!

What type of property is best suited for charging stations?

All property types can be profitable, but the conditions vary. Hotels and shopping centres have shorter parking hours but more visitors, while BRF and offices have longer parking hours with dedicated users. The calculator automatically adjusts parameters such as average loading time and occupancy based on your property type.

How does the price of electricity affect the profitability of charging stations?

Profitability is based on the margin between the purchase price and the selling price of electricity. The calculator uses standard values of SEK 1.50/kWh in purchase cost and SEK 4.00/kWh in customer price, which gives a margin of SEK 2.50/kWh. You can adjust these values in advanced settings to match your actual electricity costs and pricing.

What is included in the investment cost of charging infrastructure?

The investment cost includes the charging station, installation, electrical work and any connection fees. For condominium associations (BRF), there is often a connection fee per outlet.

How is the payback time for charging stations calculated?

The payback period is calculated by simulating the monthly income from charging and any monthly fees, minus interest charges on the investment. We take into account that the number of electric cars increases over time (standard increase 3% per month) which progressively increases occupancy and revenue until the accumulated profit covers the net investment.
