Margin and energy consumption
The calculator is based on a standard margin of 2.50 kr per kWh (at a customer price of $4.00) and an average energy per session of 22.5 kWh. For commercial properties with shared charging, the capacity of up to 720 hours per month divided by the parking time is counted.
BRF Connection Fees
For condominium associations, you can include a connection fee per user. This reduces your initial net investment and provides a significantly faster payback period.

All property types can be profitable, but the conditions vary. Hotels and shopping centres have shorter parking hours but more visitors, while BRF and offices have longer parking hours with dedicated users. The calculator automatically adjusts parameters such as average loading time and occupancy based on your property type.
Profitability is based on the margin between the purchase price and the selling price of electricity. The calculator uses standard values of SEK 1.50/kWh in purchase cost and SEK 4.00/kWh in customer price, which gives a margin of SEK 2.50/kWh. You can adjust these values in advanced settings to match your actual electricity costs and pricing.
The investment cost includes the charging station, installation, electrical work and any connection fees. For condominium associations (BRF), there is often a connection fee per outlet.
The payback period is calculated by simulating the monthly income from charging and any monthly fees, minus interest charges on the investment. We take into account that the number of electric cars increases over time (standard increase 3% per month) which progressively increases occupancy and revenue until the accumulated profit covers the net investment.
